Client’s Requirements:

Curo is one of the largest landlords in the South West and is a not-for-profit housing and support organisation based in Bath, providing affordable homes and high-quality care and support services across the West of England. They manage over 13,000 homes and are active house builders, with hundreds of new homes built each year. Due to their position in Bath, their property stock includes Grade I Listed Buildings.

As a landlord, Curo have an obligation to ensure that their properties are electrically safe for their tenants and they thus set up a framework to ensure every electrical installation across their property portfolio is both safe and meeting the relevant British Standards.

The framework comprises inspection, testing, maintenance, reactive remediation, replacement or new installations of life safety systems and the provision of a callout service for both Curo sites and other external sites within Curo’s remit.

What We Provided:

We were able to secure the contract through a competitive tendering procedure on the basis of our total value offered (quality, price & social value).

We assigned a team of electricians all holding at a minimum City & Guilds Level 3 or an equivalent, BS7671 Wiring Regulations 18th Edition, and City and Guilds 2391 (inspection & testing) or equivalent. As the contract involves the installation of lights and life safety systems, we trained all of our electricians with UKATA Cat B non-licensed asbestos so that they could carry out the works on asbestos ceilings and in turn reduce costs and delays for Curo.

Our management approach was to form a collaborative partnership with Curo with the aim of maximising customer satisfaction and service delivery through innovative working and increased customer care provision. Together with Curo, we measured the contract’s KPIs and attended monthly progress meetings to review and identify improvement opportunities to continuously increase the value delivered.

We worked with Curo to create detailed compliance records for all Curo properties to ensure full health and safety compliance. The records focus on ensuring that there are no dangerous occurrences, accidents or near misses for the length of contract.

Maximising access was a key challenge to delivering the programmes of work due to the regulatory compliance nature of the work, which is not necessarily a task that tenants understand or desire.  Our innovative & proven process for maximising access and avoiding the cancellation, missing of or delays to booked appointments has helped us exceed all our completion targets.

The contract ended in 2021 and was put out to re-tender. We were successful in submitting a winning bid and have now retained the contract for another 4 years. This success was achieved on the back of the lessons learnt and continuous improvement we have achieved and will continue to achieve going forward.
